1. On-Line Landlord Statements
Your monthly statement is available online every month, with an email reminder, that it’s available for your download. In addition, everything is archived and you have unlimited storage space for the accounts Want to compare year over year? No problem, just pull last year’s statement for a quick comparison.
2. Customized Property Handbooks for Tenants
Each tenant is provided a Tenant Handbook tailored to the property with emergency contact numbers, tenant responsibilities, property rules and regulations and expectations for their tenancy. This is available to each tenant in their online portal, and is delivered to them at the beginning of their tenancy or at the beginning of my management.
3. Financial Reports
We run annual reports in addition to the monthly statements which give you a in-depth analysis of income and expenses and are used in the preparation of the annual budget. These are also available upon request. Again, all reports are stored online in your secured website.
4. Online Work Order Tracking
Since 80% of our work orders are for routine maintenance items, the online work order system allows tenants to submit the requests and for them to be forwarded directly to the right maintenance worked for repair without having to play phone tag. This also allows for accountability, giving us the ability to track who has done what to make sure small issues don’t become big headaches.

Not all properties are the same and not all landlords have the same requirements, I understand that. We start with the basics and tailor each management assignment for each property and landlord. Standard services include collecting payment, payment of debt service and operating expenses. Monthly statements , cash flow reports and detailed work order logs are all organized on a password protected website for instant access anytime anywhere. All tenant lease negotiations, including renewals are handled by the property manager.
