Financial Crisis Impact on Commercial Real Estate Investment Market

- In the short term, further economic weakness will be reflected in higher vacancies; however, limited construction during the past cycle should keep vacancy rates below prior-peak levels, with the exception of retail. A prolonged credit downturn is the greatest risk to the forecast.
- The credit crunch is hindering transaction velocity and will further pressure prices in the short term; however, it is also resulting in a significant dropoff in construction starts.
- Apartments continue to report the healthiest fundamentals, followed by warehouses. The office and retail sectors will show further weakness in the months ahead.
- High-profile defaults, mostly high-leverage deals closed at the market’s peak, failed conversions and speculative development, are significantly more challenged than the overall marketplace.
- Commercial mortgage delinquency rates will rise from current lows but are not expected to reach prior peak-levels in most property types.
- Recent financial market turmoil will further fuel the “flight to safety” among commercial real estate investors and lenders. Top-tier properties in primary markets will remain the least vulnerable to price correction.
I think the most influential piece of information there for the Sarasota, Lakewood Ranch markets are that while the speculative develpoment which Southwest Florida and particularly Lakewood Ranch saw so much of are going to be particularly challenging, the top-tier properties should fare well. I believe the Class-A and truly top-tier office space will weather this just fine, the office condos and warehouses in secondary locations for Sarasota, Bradenton and Lakewood Ranch will take a little longer to recover.
There is plenty of equity in the market, as Sarasota commercial real estate values doubled from 1997 to 2007, and a substantial volume of cash remains on the sidelines. Beyond the current financial market turbulence, investors will be looking to redeploy capital. The price expectations gap between commercial real estate buyers and sellers will take time to narrow. However, the ector’s advantages as a hard-asset class with favorable long-term returns, an inflation hedge and relative stability against an extremely volatile stock market will attract a new round of capital. More clarity on Sarasota’s economic direction and redefined pricing will have to materialize as precursors for the emergence of this next cycle.
